Start with the water outside
Snowmelt and heavy rain raise water pressure against basement walls and push water through cracks. The less water you let pile up against the foundation, the less pressure there is. So the first steps are outside, and they’re the cheapest:
- Grading. Soil next to the house should slope away from it, not toward it.
- Downspouts. They should discharge well away from the foundation, not right beside it.

Weeping tile and sump pumps
Weeping tile is a perforated pipe around the base of the foundation. It collects groundwater and carries it away, usually to a sump pit in the basement.
A sump pump lifts that water out and away from the house. If the pump fails, the pit can overflow.
