Vertical vs horizontal

Vertical and diagonal cracks are the most common. The usual problem is water getting through. Small hairline cracks may not be a concern at all. Wider ones that leak are sealed, usually from inside with crack injection.

Horizontal cracks run sideways along the wall. They may relate to soil pressure pushing on the outside of the foundation, and they’re particularly concerning. Over time a pushed wall can lean or bow inward.

  2. Mark both ends with a pencil and the date.
  3. Look for bowing. Hold a straight edge against the wall or sight along it.

How it’s repaired

Sealing alone won’t stop a wall that’s being pushed. Repair usually means:

  • reinforcing or bracing the wall to stop movement,
  • sealing the cracks once the wall is stable, and
  • reducing water pressure with drainage and grading.
